You are obligated to to instruct escrow to withold part of the purchase price if the property is non-owner occupied or the seller is a foreigner.
This lets you know that property you are making an offer on may be worth less than when you bought it plus some other things.
Seller must disclose if they know of any lead base paint in property and provide you a booklet about Lead Based Paint.
You acknowlege that the seller is stating the smoke detectors will be properly installed and hot water heater strapped by close of escrow.
